| Smiths Residential supplies properties and works in conjunction with housing associations and private companies providing and managing private properties to councils.
As an owner of a property you would be required to enter into a 3 year lease with one of the associations or private companies. They would be responsible to pay the rent to you on a monthly basis and this would be guaranteed regardless of whether or not the property is occupied.
The way the rent is guaranteed is that the council enters into a sub lease agreement with the association / private company and allocates a tenant to the property.
Smiths residential in partnership with the association / private
company will manage the property and the tenants through out the term of the lease. Smiths Residential will inspect the property on your behalf and provide you with a written inspection report and shall ensure that the property is being well maintained by the tenants and the association will also inspect the property approx every three months.

Property Standards
Before any property can be accepted on to the leasing scheme they must meet minimum standards set by the council. The purpose of these standards is to ensure that the quality and safety of the properties is consistently high.

1 Gas safety certificate CP12 (no more than 3 months old)
2 Electrical safety certificate- nic/eic 16'" edition periodic inspection
3 Buildings insurance
4 Proof of ownership
5 Three star service contract
